Listed below are the options we have that may be of use to you.
Rent to Own
The Rent To Own program is just starting in Las Vegas, it allows you to rent the property for up to 5 years with the option to buy. The program buys the house for you, you choose it from the market and these are properties for sale, they are not in the rental market.
Every year when your lease is about to expire, you have 3 options:
-Buy (you don’t have to wait for the year… it can be at any time)
-Renew for another year up to 5 years
-Or terminate the contract without any penalty and leave meaning you are not obligated to buy the property either.
If you decide to renew for another year, the rent will go up to 3.75% and the new purchase price will go up between 2.5 – 5.5% every year for up to 5 years (instead of the 20% appreciation that has been happening during the last years)

And my last recommendation is that when applying please keep in mind that you have to include all people that you want or need their income to be considered for the rent approval since the beginning as the system won’t let you add them later. You can add anybody you want later but their income won’t be considered.
If you don’t have their financials with you, you can upload them later (it will delay a little bit the review but at least you are telling us since the beginning about them) Have all the docs ready to upload online when applying (2 last month pay stubs & last bank statement).
